The Property Manager and/or the Property Owner review all credit applications. Each property has a separate management agreement signer by the property owner and PMS MGT LLC. Every person over 18 years of age MUST be on the application and the lease as a Lessee. All pets must be disclosed on the application - not all properties accept pets. Credit eligibility is based on the following criteria: Positive payment history (including but not limited to timely rental payments and credit history). Landlord/Tenant Verification All application with outstanding Landlord/Tenant judgments, collections, outstanding account balances, and/or small claims will be denied. Only a satisfaction of judgment will be accepted for Landlord/Tenant judgments. Landlord Reference including but not limited to: Number of late payments Lease violations - including noise complaints Was a lease renewal offered? Did Lessee give a 30 day notice? Condition of unit - referencing Lessee care, cleanliness and/or damage to the property Pets Number of occupants Employment verification Bankruptcy - 1 year positive credit. Date of application back one year. Positive payment history - a credit report will be used Income requirement - each jointly and severally bound Lessee must make one months rent in two weeks Property Management Systems will not discriminate against Race, Religion, Color, National Origin, Age, Gender, Marital Status, Disability or Familial Status.
